De/commission walks you through the entire sale process

  1. A quick onboarding questionnaire
    • To learn about you and your home. We tell you upfront if anything about the sale needs a specialist before you get started.
  2. Get ready to list
    • The first thing that happens is the county record: we read who the deed names, and you confirm it — anyone else on it is invited and signs from their own account.
    • Then you say how you want to reach a buyer — you can always market directly, the choice is whether to sign with a brokerage to list the property on the MLS. If you do list with a brokerage, they bill you directly.
    • From there you work through the prep:
      • Disclosure — what you know about the house, question by question.
      • Pricing — comparable sales and valuation from a leading provider, you set the number.
      • Details of the home — beds, baths, year built, what stays.
      • Photographs — how a buyer sees it before they visit.
      • Listing copy — the description that goes with them.
    • If you want to list on the MLS, you sign a brokerage agreement with the partner brokerage.
  3. Go to market
    • Share your private link however you like and anyone with it can see the listing on the De/commission platform: your photographs, your description, and the details you have given about the home.
    • If you sign with a brokerage partner, they’ll list the property on the MLS, which is what makes your home visible on sites like Zillow and Redfin.
    • Buyers — and/or their agents — schedule showings and make offers directly on the De/commission platform.
  4. Review offers, negotiate, and select a buyer
    • Every offer side-by-side with the key terms. You accept, counter, or decline; accepting agrees the terms, and the home goes under contract when you record the signed contract.
  5. Close
    • The title company runs the closing: the title search, the settlement statement, the final figures, the money and the recording. You choose which one, and De/commission never touches the funds.
    • The platform helps to manage the run-up to close — your deadlines with reminders, and everything you need organized to send to the title company.

Think it through

Software that helps you understand and think through the sale process from start to finish. Ask what an offer really turns on, what a contingency costs you, or what you are actually choosing between, and it lays that out plainly. It will not tell you what to do.

Ask an agent

A licensed Colorado broker, paid by the hour, who will give you an opinion: a second read on your price, a walk through an offer, or the phone call you would rather not make yourself.

They are not your listing agent, and asking one creates no agency relationship. They take no share of your sale, their own brokerage bills you directly, and De/commission takes no share of their fee.
